Waste Water Management Systems


Are you…

  • Planning on installing a wastewater system?
  • Altering a wastewater system?
  • Planning an extension to your home?

If you answered ‘Yes’ to any of the above and are within a non sewered area you must lodge an application with the Environmental Health Department.

No works are to begin unless a permit to install/alter has been issued, this permit remains in force for two years from the date of issue.

Application process

In order to apply for a permit to install a septic system you will need to:

  1. Complete the Septic Application Form and pay the relevant fee
  2. Undertake a Land Capability Assessment (LCA) and attach results 
  3. Submit a copy of the house plan 
  4. Submit a copy of the site plan showing the location of premises, boundaries and house dimensions including pools, driveways, bores, dams, creeks and rivers, storm water disposal, existing septic tanks, sheds and buildings and a detailed location of proposed septic tank systems and disposal area

There are various types of systems available on the market, but all require Environmental Protection Authority approval

An LCA is not required if:

  • An Aerated Wastewater Treatment System (AWTS) is installed and 400m2 of cultivated and mulched garden beds are provided
  • In the case of alterations to existing systems, plumbing to the house is altered BUT house load is not increased (no extra bedrooms are added) and the system meets current EPA standards
  • Council's environmental health officer advises that an LCA is not required
  • You are installing a system which treats grey water only in a sewered area
    You will be required to have a soil percolation test and have your soil type classified by a qualified soil technician

The septic system must not be used unless it has been inspected by the environmental health officer and a permit to use has been issued.
