Building permits - what do you need to get your permit approved?The following list sets out the basic information you need if you want to submit a building application for approval. Site Plan/Allotment PlanThree copies of your site plan, showing boundaries & dimensions of the allotment together with levels, easements and method of drainage. Plans of BuildingsThree copies of drawings, including structural details, showing any alterations & additions. Copy of Title/Plan of SubdivisionIncluding block dimensions, easements etc. Permit FeesThe fees are determined by the cost of the works and what you are building. A quote is available upon request. Home owners' warrantyIs required where the cost of any domestic building work has a value of more than $12,000. Council are agents for Home Owners Warranty and can process your application for you. (registered builders only). Owner buildersWhere the cost of any domestic building work has a value of more than $12,000, a certificate of consent is required from the Building Practitioners Board. Information packs and application forms are avaliable from Council or the Building Commission. SpecificationsThree copies of the specifications of materials and other descriptive matter not shown on the plans. Soil TestsFoundation Soil Report in accordance with AS2870. ComputationsIncluding Certificate of Compliance - Design, where structural work is proposed. Planning PermitsCouncil can arrange for any planning permit and/or approvals for your proposal. Protection of Adjoining PropertyWhere a site cut is close to a property boundary. See the Building Department for more details. Energy RatingA report from an Accredited Assessor indicating that the dwelling achieves a 5 Star Energy Rating, including either a Solar Hot Water System or a Rain Water Tank. North East WaterWater and Sewer main connection applications must be done in person to North East Water. EasementsCouncil can apply on your behalf to the relevant authority to seek consent to build over an easement. |
